I think Pheasant Creek would be all right. Avoid Townewest--it's pretty rough.
(I've lived in Sugar Land nearly 26 years and have watched neighborhoods go up and down.)

This house is pretty small, but it's in a good area and zoned to very good schools:

True, but it shows the lack of foresight and regional planning that there would someday be a road there. If you look at Beltway 8, it has a fairly straight path without unnecessary curves and it goes all the way around Houston. This was planned for decades in advance (except maybe where they took Roark road for the west belt). But that also speaks to Houston's rapid growth outpacing projections.

I remember way back when seeing my grandfather's collection of old key maps and Houston maps where they had the "future" beltway already laid out.

It reminds me of the eminent domain fights in San Antonio to build 281 which has some dangerous curves due to these disputes. But we need Grand Pkwy, however it wanders.
