You're talking about one section of Bridgeland, Lakeland Heights. Those are the TND (traditional neighborhood development) homes that are small(ish) patio homes designed to get people out and about and close to their neighbors. Lots of front patios and rear entry garages.

If you are looking for larger homes on bigger lots (new construction), they are developing the Hidden Creek phase. That's probably where you want to look.

Creekside Ranch is in an area that's definitely developing, they are putting a whole retail center in on FM 1463, and the Westpark tollway extension will run all the way down to that intersection of 359. I don't think it's that isolated, or at least it won't be very soon. Plus it's zoned to the Fulshear High School complex which seems to be shaping up quite well.

If you must have new, look at the Wildwood and Hayden Lakes areas of Tomball. They are with great schools, near freeways, and cheaper than Miramesa.

Agreed - you are less than 10 minutes from the shopping off of Fm 1093 & Spring Green. Development is happening less than 5 minutes away at 1093 / 1463.
The neighborhood sits between Bentley Elementary and the LCISD Ag Barn that is in the process of being built, so you don't have to worry about strip malls being built on either side of your neighborhood. Talk about future land use security .

I'm 100% confident that Fulshear HS (and Foster HS, should Creekside Ranch ever get rezoned to Foster) will be viewed as more desirable today, tomorrow, 10 years from now, compared to Cyrpress Springs HS. The land prices, home values, and demographics all point to Fulshear and Foster HS functioning as South-Katy ISD HS equivalents in LCISD.

It's still out the way...driving up 359 isn't enticing already and throw up a school now makes it worse

If you're looking to make a quick jump on the freeway. That is not your ideal location

Wow, I'm very surprised that Miramesa was so high on the top 50 MPC list. Miramesa sold 377 homes last year and came in tied at 22. Bridgeland was 21 with 399 and Towne Lake was 36 with 316 homes sold. That is a lot of new homes being sold in the area.

My house was from AW. Moved in last summer. Had a great experience and they did what they promised. No house is going to be perfect. Its built my man and man isn't perfect. I would def recommend AW.

So, we got a realtor and she is helping us with this process now. Today we went to Wildwood to check the Lennar houses there but we didn't like their floorplans and we were under the impression that the traffic to get to 290 in the morning using Telge Road will be horrible!!

We did find a Chesmar inside Towne Lake that we actually like and can afford. We would have to sacrifice some of the things we would be getting for the same price at Miramesa (like a half bathroom and hardwood floors in all bedrooms) . Price per square feet in Miramesa would be 115 and in Towne Lake is close to 135 for the same house with similar upgrades.

We took some time to drive around Miramesa and the larger and nicer Westin, Meritage, Ashton Woods and Perry homes are selling pretty fast. Some of the areas looked like they were already sold out. Our realtor said that the average selling price is above 300k and we will be building a 275k home.

Also, looking at the community map, they have a spot reserved for a future cy-fair school inside the neighborhood but I'm still trying to find out if it will be a High School or not because the other schools assigned for Miramesa are actually pretty good (the same as Towne Lake), the only real problem seems to be the HS.
