Keep in mind the following w/r/t maintenance of a townhome vs a single-family home:

-For less than the typical townhouse maintenance fee ($200-400 a month - likely towards the lower end for a newer complex, but expect it to increase as the complex ages), you could hire a lawn guy and maintenance guy and maintain a single-family home to a high standard. Heck, for $400 a month you could probably also hire a maid and never have to lift a finger inside or outside.
-Maintenance fees rarely if ever cover anything inside, so you're still on the hook for infrastructure repairs/updates down the road.
-Your recourse options are limited if, in the future, your townhome community HOA starts cutting corners on maintenance, or decides to whack you with special assessment.

These are some of the reasons (besides less space and privacy) that townhomes sell for so much less than single-family homes, whether close-in or in the suburbs.
