Thanks travelguy_73

They seem to have gotten me. No escape.
I certainly hope to get at least the 1.29% excess back.

I would like to hear from others if they have managed to get more value reduced.
Seems difficult though based on your experience.

And similar to what you described for the house you sold, my friend bought his house and the value has not increased anywhere close to what he paid for it. They seem to have missed his house. Lucky him.

There is no rule, but luck, it seems.

IIRC, there needs to be movement in the neighborhood. If no sales, nothing to compare to, unless they catch you up in the allocated.

I watched a tiny subdivision next to where we lived, Brandonwood. Very similar houses, floorpans, builder, some house were the same. The lots were bigger, like 3/4 acre. They did not go up in 7 years.

When do they usually schedule the hearings? Submitted my protest as soon as the values came up.

The area was really late last year as well. I picture the main adjuster for 77096/77035 take a long vacation every spring while the others are uploading their tax values .

Have an update to provide. As mentioned earlier, our new for 2016 value was lowered by $32K as compared to last year. I decided to continue to protest to lower it even more. I used the iSeattle system to protest and today I received a noticed that they accepted my protest and offered an additional $8k reduction in appraised value. So the total value reduction I got was able to get this year is $40K. Not bad for 2 minutes of effort on their website and not having to waste a day at their office.
