Currently live in Nottingham Forest (zoned to Meadowwood Elementary) thinking about moving to Champions Forest (Brill Elementary). I work downtown and have young children. Looking for insight- Has anyone made the move from Memorial area to Champions area and have been happy with their decision?

Why would you move there? Bc it's cheaper? What is wrong with NF?

Would have paid off home in Champion that is larger square footage, lot size, copper plumbing. Also just the age of the NF homes built in the late 60s have the aluminum wiring, galvanized plumbing, 8 foot ceilings etc.

A lot if not most of the champion forest homes have galvanized plumbing as they were built In the mid to late 70s early 80s unless they have been replaced but copper isn't the normal in a retrofit.just moved from there a month or so ago after 4 years and change. I liked the neighborhood but the commute to the galleria wasn't fun. Downtown I would actually go beltway to the hardy and it was better but costly, on the way home is take the hov at 5.00 exit the beltway and it was still an hour at 4:30-4:45

Thats like night and day for real estate. You can get 2 to 3 houses for every one in NF.

I used to live around that area in Champions. Further northwest is being developed while closer to 1960 is more declining.

Personally I think NF offer so much more and closer to everything. The commute is not going to be fun as that area is not close to any major highway and is 15-20 minutes to get to either 45 or 290. Beltway turns into a parking lot around traffic hour.

You going to miss all the restaurants and being 15-20 minute away from everywhere.

Thank you for the info, I may try to change my work hours to avoid the rush hour. There are many good qualities that I am looking for in the Champion Forest homes. But I am concerned that I will end up missing the Memorial area and not be able to afford to move back in.

I wouldn't say the resturants are much of an issue. Vintage park and the surrounding areas have filled in a great deal. The commute is what's going to suck

The two neighborhoods are very similar. Both are far from downtown but NF has more direct access. Champions Forest has better schools, offers more home for the money. Both are near amenities, what place in Houston isn't?

I'd stay put. Aluminum wiring and galvanized plumbing can be mitigated or replaced (although 8' ceiling sucks). Homes in Champions Forest are much larger for the money, but remember that with size comes increased maintenance and utilities costs, especially for homes approaching 40 years old.

It's an interesting comparison between the two areas though. I hear that when Champion's Forest was new, it was considered comparable to NF and the rest of the 77079 neighborhoods. Many homes in CF and other neighborhoods along 1960 have similar floorplans, and visually are just as attractive as neighborhoods in 77079 where homes cost twice as much. But the schools and the less-convenient location hurt.

I thought schools were bad in champions? Better place to raise family in NF isn't it??
