If you like the house, I think a 3 hour deadline from now is a bit harsh. If you are having misgivings about the house, rescind the offer immediately. If you like it, I'd give them at least 24 hours.

Well, they said last night they were hoping to make a decision by tonight at the latest. I'm just trying to get them to keep their word. They've had a lot of time to think about both offers and if they're just waiting for the other buyer's pre-qualification letter to make a decision, then it seems like we weren't first choice anyway.

There are barely any inventory and people are over paying for everything.

Keep in mind that they may not be necessarily considering your offer over the other one. They may be simply buying time to see if any more come in. I know there are some moral issues with this but people do it.

I got the call at 8pm last night that they went with the other buyer since they had the better offer. Now I can move on.
