Apparently they mixed HOA with earthquake. Didn't say anything about the deductible. That's a key in keeping your premiums down.

I guess that's closer to $9k/yr. Still, though...

If SV, ca is the dream location of you life, by all means you should go there. Life is too short to move somewhere you don't enjoy and be miserable all day. I am just the opposite of you; houston was my dream city because I really wanted a big house and save money.

It really does come down to what you value more. Sometimes, you have to pay for it, too.

thanks to everyone's advice and input. i've decided to go with one of the offers in the silicon valley.

my compliments to everyone on the houston board, if i asked the same question (hou vs sv) on the san jose board, many people would be telling me to go to houston but only because they think it's already too crowded and want housing prices to go down.
