Meadows Place is a very good choice for this budget. I don't think you can get better schools in the entire Houston area at this price point.

Those homes are not going to be new, or newish. Most homes in the Meadows area are built in the early 80s I believe.

You can get a nice, new home under $200k in the Richmond area. It's under development and is very far West (sits between Katy and Sugarland). Try looking near Hwy 99 between Hwy 90 and Westpark Tollway.

How does reading a short post pass people by? OP said "new" and maybe it's me but I consider new to be 21st century. 2002 is still new to me. But seriously I'm sure they mean last 8 years or so.

Meadows Place would be good if this was 1984 and OP wanted "new"

I failed to see new but that's my mistake.

I will say however, that new and under 200k is just a stupid decision. At those prices, the neighborhoods deteriorate rapidly once building is finished and that 180k home you just bought is worth less and less by the day.

Stupid decision for buying something that a person can afford? I guess I was stupid for buying what I could afford at $170k then too. Wasn't people buying more than they could afford part of the problem with the housing market crash? You are making a blanket statement that isn't true for everywhere or everyone. Our neighbors just sold their home they paid $175k for, for $199k

there are new properties out there at $200k and less...I just did a search on HAR.com and you have all kinds of options in Katy, Cypress, Baytown, Crosby, Texas City, Rosenberg, Richmond and just inside or outside the beltway....dont forget about foreclosed properties that are listed, as you will find a bunch of those, and Im sure once the summer comes around, there will be a ton of rentals for sale as those renters move into their own homes.....

Check out the homes in 77493. There are a couple communities being built that are 175k-200k, zoned to Katy HS, and have a great feel to them. I'd say north i-10 is safer the further west you get from 99 parkway. Looking south in Cinco ranch the prices are already set at a high point and they are just building further and further away from a commute into the city. If you were going to buy in Cinco I think the time would have been 5-6 years ago. Development is increasing and will continue to do so north of i-10 with the 99 being extended north.

Not so depending on the location. With other developments around it building as well a house under $200k could be worth more if the area starts booming.

The Preserve at Northampton is new construction. Right now there's a house on HAR for just under $200k. It's a small 3 bedroom but it's in a great location. Buy that now, and in 7 years it'll be worth more. It's minutes from the new Exxon location so right now it's cheaper but the area is about to start booming.

You failed but OP could have clearly said gated community in a suburb and DJ would have still suggested his usuals.
