I would suggest Cinco Ranch, Westheimer Lakes, or parts of Richmond like Long Meadow Farms or Aliana. I live close to Long Meadow Farms (in a neighborhood outside the MPC) and it takes me 30 minutes to get to I-10 and Hwy 6 in the morning. Not a bad commute. The schools are good and are from one of three districts - Ft. Bend, Lamar Consolidated, and Katy. Personally, I don't judge schools by district. When I was searching, I took a look at the individual zoned school for each property we were interested in - it gives you a clearer picture of the area.

I looked at Castlerock last year while shopping and was not impressed. I have to agree with previous posters, areas north of I-10, even those that are brand new, seem to have "hood" written all over them. There are certain businesses that only open in "hoods" and they are all over that area.
That is just not true! Yes, there are iffy areas around here (as there are all over this town), but I've seen some pretty bad apartment complexes on the south side of I-10, as well as neighborhoods that aren't any better and considerably worse that many of the neighborhoods on the north side. It's pure bias and discrimination from the snooty Cinco Ranch people if you ask me.

Thanks for all the great suggestions. I found a house at Grand Enclave, gated community just south of I-10 and 99, southwest corner.
Any idea if this area is any good? It's zoned to katy high school.

Thanks.

You need to look at your surroundings when you are buying a property. A lot of people do not do their research before buying and then later on they may have trouble selling. It's good that you are asking questions. Case in point...while that location seems "ok" it has devaluation written all over it. They are building a huge Costco on that street that leads into the subdivision..major traffic and noise. you back up to two large open fields...this has future apartments written all over it.

If I were you, I would go against buying in this subdivision. Here are a few subdivisions that I would look into if I were you:

-Falcon Point
-Falcon Rock
-Falcon Ranch
-Cinco Ranch (all areas)
-Parkway Oaks
-Silver Ranch
-Hawks Landing
-Pine Mill Ranch
-Churchill Farms
-Cardiff Ranch
-Firethorne
-Pin Oak Village
-Mills Pointe
-Katy Creek Ranch
-Grand Lakes
-Seven Meadows
-Westheimer Lakes (certain areas that DON'T back up to FM 1463, 1093, or future commercial)
-Cross Creek Ranch
-Hickory Creek (older but good investment)

All of these subdivisions are a safe bet. There has to be something in these areas with your budget even though you may not get a "brand new" home. The extra 5-10 mins your going to take by being "further in" from I-10 is going to be well worth it in the long run.

Good luck and let us know if you have any more questions.
