Has anyone heard about a new subdivision in Pearland called South Lake? I believe it's supposed to be near Broadway and Kingsley. We are researching master planned communities to build but do not care for SCR or Silverlake. Sedona Lakes and Southern Trails are on our list and wondered if South Lake may be a fit.

Any information would be appreciated.

Southlake is just west of the Enclave at Southern Trails, on the south side of Broadway. It will have 722 lots and stretch south all the way to CR 59. It is being developed solely by Perry homes. It will be entirely inside Pearland city limits, but the northwest edge of it will be in Fort Bend Co., so that part will not be in the Alvin ISD. Check out the attached plot plan.

Sorry to hijack this thread. So what happens if the city limit line crosses the home I am interested in buying in South Lake. Which school district would I be in?

My guess is your home will be categorized in one district or the other. You would do well to find this out before buying.

The entire subdivision is in ALVIN ISD schools. None of that subdivision will be in Pearland ISD schools no matter which actual city the home is in.

Ooops, I see some of the subdivision will be in Fort Bend ISD, but the website for Southlake does not show it yet.

Default Southlake Schools

I definitely would be mindful what side of the street you buy on. I would not buy a home on the Fort Bend side unless you have no kids and this will be your forever home. The FBISD schools currently zoned to the neighborhood are crappy at best and no one spending $300k+ should have to send their kids to Blueridge, McAuliffe or Willowridge!
