Ok guys,

We're considering buying an existing home in Sugar Land and thinking of doing some renovations. The home we're looking at has a fairly large kitchen (13 x 11 feet). It has many cabinets in good shape and placement. However, I wanted an idea of the kind of cost involved in doing the following:

- Resurface and paint cabinets darker
- Update the tile floors for the entire kitchen
- Update the Corian countertops to granite counters
- Labor cost only of replacing all kitchen appliances (we would buy the appliances separately):
- Replace cooktop/range/stove
- Replace range hood
- Replace wall oven/microwave
- Update back splash behind range
- Update sink with darker paint
- Remove florescent lighting with recessed lighting

I know kitchen remodels ranges significantly depending on how much you want to spend, but we're simply trying to update the kitchen with new things, not tear down walls or move/replace cabinets. All help would be excellent, especially from those who've done something similar in the past.

If you want a decent upgrade for any kitchen, plan on spending a minimum of about $10,000 for the labor only. If you want fixtures and appliances that are better than the builders' grade stuff you see in most homes add another $15 to $20,000.

Not near enough info to give you a ballpark figure. But I am guessing you are not talking anything high end for appliances. 12-18K is my guess. What do you mean update sink with darker paint? Just buy a new sink. I would keep the corian over granite. A lot will depend on what appliances you get. Tile can really vary in price too.

Why don't you find a contractor on angieslist and get a bid or two. You can price the appliances online at ajmadison. Countertops will run you about 15-20 a sqft to install. Can lights are really cheap. Tile floors can run you 5-10 a sqft installed.

All the answers are going to be about the same. Without sepcifics no one can give you a firm answer and until someone were to actually go out to the home and see what you were asking no one will even give an accurate ballpark. You may want to just replace a few things and blow a wall out, but what happens if that wall is load bearing or you find mold or inadequate wiring? There are a host of things that could go wrong between an estimate and actaul demo/reconstruction that can increase the price.
I would budget at least $20 and hope you come in under.

Can be done for 10-15 K. I did alot more and spent less than 20K including all appliances (I didn't use high end appliances though). Oh, I did all demo work myself (excluding the floor) and purchased all materials myself.

I had general contractor quote me 45k for same kitchen.
