We're about to put in a bid on a house in Memorial Creek Estates (southwest corner of Spring-Cypress and Champions Forest in the Klein school district part of Spring). I read a post that said it was one of the good neighborhoods around Spring. However, this post was from 2007. Is this still true? Is it OK for crime (I looked at the Harris Co Sheriffs Dept website and no crimes were shown for February 2013 within a mile or so of there). Also, this neighborhood is older (and cheaper) than Gleannloch (which is right across Spring-Cypress). Do these houses hold their value as well as those in Gleannloch? Finally, this house is built by US Home (been part of Lennar since 2000, which is about the time this house was built). I've never had a good feeling about Lennar, and I've tried to focus on homes built by Weekley, Perry, and Newmark. But this house meets our needs otherwise. Does anyone know anything about US Home and the houses they build? Are their homes generally problematic, particularly in Memorial Creek Estates?

I can't answer all of your questions, but this is a good, solid development. It suffered from a bout of foreclosures a few years back, that brought values down a little bit, but the development seems to be on the upswing.

You'll spend more to be in Gleannloch, but you should expect to, since it has more to offer. Memorial Creek is a good alternative. It's impossible to predict if a home is going to hold its value, because you never know what the market could suffer. The homes in Gleannloch will probably appreciate in value quicker.

As far as the quality of the home, I'm not familiar with the builder, but I am with the homes in the development, and I've personally never run into anything major.

Another development that you might want to check out, would be Champion Springs.

Thank you for your comments regarding Memorial Creek Estates. This was approximately my impression of the subdivision anyway, but it's good to see it confirmed by a knowledgeable local. I'm off to check out Champion Springs now.
