Hello,

Our family is relocating to Houston and we've centered in on West University Place to find a new home. We are particularly interested in new construction, and one we've found is perfect - except that we just learned it is in a 100 year floodplain. The more I look at the map, it seems almost all of West U is either in the 100 or 500 year floodplain. I've never lived in an area prone to floods so this is all new to me. Since we are interested in new construction, the home is supposedly built up higher. The market seems tight and homes are selling for well over 1M, so it seems it's not much of an issue to most people? Anyone live here and have more context/info you can share with me? Thanks so much!

Go to Stats about all US cities - real estate, relocation info, crime, house prices, cost of living, races, home value estimator, recent sales, income, photos, schools, maps, weather, neighborhoods, and more and put in your address and you can see risk level.

We live in the northwest "chimney" section of West U and have never flooded in the 20 years we have lived in our house--even during Hurricane Ike and Tropical Storm Allison. However, we carry flood insurance to be safe. Houston is prone to occasional huge rainstorms and it is not uncommon for there to be street flooding all over town until the storm passes. We have had two hurricanes since the 80's, Alicia and Ike. The areas in West U closest to the Poor Farm Ditch which runs north south in the center of West U are the lowest lying.

Go to floodsmart.gov and put in the home address.

Thanks for the advice. The home is definitely near Poor Farm ditch. Are there certain areas of West U that are more preferable/desirable? Thanks for any guidance.

I'm sure it's a complete mess like Bellaire & Meyerland. Both are quite low lying and extremely prone to flooding.

Not correct. There was an area near the drainage ditch that had problems, but they fixed that about 15-20 years back.

All of our friends in West U. are dry. But there is a lot of water in the streets.

Buy a house on piers or a slab that is at least 3 feet higher than the surrounding ground.
