I was just perusing HAR this morning and found some very small lots in Bellaire (with house on it currently) being priced for lot value. I was wondering if anyone had thoughts on what sort of 2 story build is possible on these. Is 3000 sqft possible? I'm talking about a lot like these?

You have to look at deed restrictions, etc. The lot is not that small by lot standards in the city...there are 3000 sq ft houes on 3300 sq ft lots all over the place....With 5100sqft lots you could be getting up to the low 4000 sqft range.

It means two story, garage facing the street - but there are lots of options for that.

There aren't any deed restrictions really due to there are no HOA in the area. You do have to deal with city building codes ect.

You can get 3000+ easily just don't expect much of a back yard.

There are some really good deals there are 10,000+sqft lot for under $75k in decent areas

Glorified garden home size with a shaded "pee patch" for the dog. The street parking is nuts in that area too. Was over there last night for a party.

We are fairly familiar with the area and have friends that live on some of those streets, but they are all on larger lots and not exactly familiar with these small lot constructions. We can live with the negatives.

It's one of our options along with West Memorial and Woodside.
