I have been doing my homework on a possible relocation to the Houston area and not being familiar with the demographics I really could use some help.I like the Quail Valley area of Missouri City and plan to spend around 130,000 to 150,000 on a house.I have a pretty good understanding of the property tax structure including MUD's,school tax's,homesteading and the like.My fiance works at M.D.Anderson in the city and would have to commute, can anyone give me some idea's on other nice areas comparable to Quail Valley in the same proximity to the city and the high and low tax area's perhaps without Mud's or do you need to live in the city limits to escape this? and if so where should we look? Thank you

A MUD is a Municipal Utility District that provides water services or water and sewer services to a neighborhood or area (other services may also be provided). The MUD is publicly owned by the residents of the district who elect a board to run it and are taxed to pay for operation, maintenance and improvements in addition to use fees. Similar entities include water control and improvement districts (WCIDs). There are also other UDs but these can be privately owned (I would stay away from them). Living in a MUD gives some of the city conveniences without actually being in the city. Given the issues with subsidence and water availability, more and more MUDs are actually buying water from the City of Houston which owns most of the surface water rights in the general area. Other cities like Conroe, Galveston, Pasadena and some of Sugarland must also buy their water from the City of Houston. I'm not sure how that effects prices.

If you are checking out Quail Valley, also check out areas in Pearland and along the 288 corrider which give easier access to the medical center.

Homestead exemption right?

Means that you live in the house and is not an income property.
Income property means that you are renting the house and receive income from it.

MUD
