We are buying a home and are trying to decide between the two communities.

CF has swimming pool, rec center and park. CR has these things as well. CR is much larger than CF. Also CR is Katy whereas CF is Fulshear.

Please comment on which you think will appreciate more in value in future. Thanks.

We live in Cardiff and love it! There was no CF when we bought our house, so it wasn't a choice for us, but if we were to buy today we would still buy in Cardiff. While Cardiff might be bigger now, the neighborhood will be a lot smaller in the end. We loved how Cardiff has that smaller feeling. Also, I believe that Cardiff only has 2 price points while CF has 3. We bought in the 75s. Cardiff doesn't have the entry level lower priced homes that Churchill and PMR have.

We believe that because of the size of Cardiff, the Pool, rec center/park will be less crowded. Also many of the bigger houses have their pool/parks....

Both CR and CF are in Katy ISD. Biggest difference to me is that Westin is not building in CF, which we believe is a better product that Meritage/Beazer/Taylor.

In terms of appreciattion, I think they are close enough to stay similar in the future.

So soooo true! I've been in CR since Aug-2011. We absolutely love that Cardiff is a close knit community that is not part of a overly grown, out of control subdivision. It may be smaller, but it gives me a better sense of security and community.

If I were to do it again, the choice would be the same. BTW, David - we need to meet up some time. I wonder when the next CR neighborhood event is. I'm a fan of hoppy beer, hehe.

I haven't compared pricing in the past few months, but when we purchased in CHF about 6 months ago, you got much more bang for your buck in the ~300k price point vs. CR. I also like the community landscaping much more in CHF than CR.

I do like the feel of CR, but overall I didn't think find too much in the 65' section that really spoke to me. The Westin floorplans we thought we'd like ended up feeling extremely cramped for the sq footage when we toured them in other communities. For the same rough price range we were looking at the 70's in CHF with many more features included we were interested in, and a much larger upgrade budget (this is hard to compare apples to apples, as some builders inflate option prices excessively - so ask for an option list on a plan you're interested in).

As far as value out in the future, I'd say both neighborhoods are going to be essentially the same as far as valuation increase. After all, they are right across the street from each other. You can't go wrong with either IMO, but I think it's all in what floorplan really speaks to you, and what you can really get at your price point.

We have lived in CF since October 2012 and we love the community, we also love the floor plans that Tylor Morrison's offer. Both CF and CR kids will attend to the same Katy ISD schools and both communities offer great amenities.

I don't think that if a neighborhood has a little low price for some lot sizes make it unattractive, I think is a community that attracts newly establish families and well established ones.

I love CF community and the way it looks.

Both CF n CR are lower mid income families, both nice but in the long run CF may be a better purchase from a financial stand point. Do research on the canyon gates communities - they are OK..-The entrance says it all!!

You should really consider Silver Ranch. It is going to be right next to Cinco Ranch Northwest and is literally across the street (Roesner) from Cardiff Ranch. Kids will attend the same schools and they are going to extend Spring Green all the way out to I-10. You can get a substantial bigger home with David Weekley which just started their next section. Kids will attend the same Katy ISD high schools. With the "savings" you can build yourself a pool in your own backyard . All communities are great, some have lower price points than others but your essentially living in the "South Katy" area.

P.S. I would be wary of Canyon Gate communities. (See:Canyon Gate at Cinco Ranch, Canyon Gate at Legends Ranch, Canyon Gate in Cypress....) lots of foreclosures.
