Cinco Ranch is over priced, and the HOA is run by a bunch of morons, I'm sorry, but it's the truth. The things that they choose to see and send you a letter to complaint about (having a flower bed 4 inches too close to the driveway) while our neighbors had a jungle growing in their front yard, I'm sorry, not worth it. and that's just the tip of the ice

There are plenty of neighborhoods to chose from right next to Cinco that will get you a whole lot more bang for your buck. And when it comes to resale, all they care about is square footage. We couldn't believe that no one would pay attention to the fact that we were in Cinco or had no siding in our house, or a bigger lot. All they cared about was square footage. This scene was repeated with each and everyone of the 5 agents we interviewed when selling our home and with every realtor that came to look at our house.

PMR and Cardiff Ranch are some great examples of neighborhoods right next to Cinco where you won't pay the premium to buy a house (30% plus) or the HOA fees... Sure Cinco has a bunch of pools... open 4 months out of year, in which time they are PACKED and run by a bunch of clueless lifeguards... With the money I saved by buying in Cardiff I can afford a bigger lot, a media room, and a pool!

and I still get to drive to thru Cinco everyday on my way to work

Newmark constantly talk about how you are buying a finished product, and that everything will be fixed before the home is finished. Newmark sets up a pre closing inspection, where a buyer can mark up everything which needs to be fixed. Couple of hours before the closing, you get to go to the home and make sure everything is fixed. All the tapes are removed, whether or not, if the problem has been remedied or not. Had everything ready to close on the home, Cashier's Check, the mortgage rate lock and a day off of work, so made the mistake of closing on an incomplete home. I could see that an unfinished Perry home looks far superior to a finished Newmark home.
I hate to tell you this but they are the same.
