Exactly... I would be cautious with buying out in those neighborhoods where the main route in/out is the Westpark Toll and having to commute to work in town. Seven Meadows, Westheimer Lakes, Bella Terra, Cross Creek, Fulshear... the traffic on the narrow Westpark just gets worse and worse. Better to be closer to I-10 to be able to use that, or go south to Sugar Land / Richmond to be able to use 59 or 90... and unlike the Westpark, all of those are free!

I just wanted to make a quick comment about a pp's suggestion of living in RR/Cedar Park area of Austin. I don't understand why someone would want to live in those areas of "Austin" if they want the Austin experience. They just feel like a typical suburb that you could experience anywhere in Texas. Those suburbs don't feel like Austin.

Where are you working?...once again..in Houston, it's all about where you work. Cinco Ranch and the Woodlands are at completely different parts of town.

True, but it's less than 10 mins to I-10 from Cross Creek going up FM 1463. That's how I do it. CCR has one entrance on to 1463 now at Fry Rd and another one almost complete a couple blocks further north, and more planned in the future. And I'm sure eventually 1463 will get widened, just as they are planning to widen 1093. So all residents in this area do have a couple choices for commute. People further east than 1463 either have to back track to 1463, take the grand pky north to 1-10 or take the tollway.

I10 is no better and often times even worse. if you live on the southside of Cinco, getting to I10 is a chore, up 99 which backs up even with the new ramp.

From a downtown perspective, the I10/45 interchange is another bottleneck and why I choose not to use I10.

Can't disagree on cost, it is what it is, but luckily in the evenings it flows much better back into Cinco.

I-10 also has a toll option, it's faster and cheaper than westparking lot tollway..

This is true.
Too bad it doesn't start until around hwy 6 going in to town.
By that time, all the bad traffic is pretty much done with.
HOV starts much much earlier.
The toll is much more effective leaving town heading west.

Again, faster is debatable, as mentioned it doesn't start until Hwy6. You ever see the traffic from 99 to Hwy6?
