why are people moving out of NW New Territory (Houston: houses, buying)

I'm thinking about moving to New Territory subdivision in Sugar Land. There are a lot more houses listed in the west new territory area, expecially northwest, compared to east new territory. I mean north of New Territory blvd and west of Grand Parkway 99. I saw a 5 bedroom listed at a reduced price $176k and further reduced by $6k a week later.
Anyone got any idea why so many people are not happy with where they are living in that area compared to other new territory area?
There are a lot of reasons. You got HWY 290 that is just awful. Cheap suburban houses invites owners who drive with spinners on the Escalade. It's a 5-bdrm high maintenance. Gas and toll roads on Beltway 8 seems to be another good reason. Besides, it's another lame bedroom community that you are competing with all around GP 99. So, are you buying this house?
Uh...New Territory is in Fort Bend County and is on 90A (South Main in Houston). 290 is way up north of there.
Did they happen to call two different suburban developments in two different parts the same thing? Imagine that...
Traffic is horrible there with the construction everywhere, and somehow I get the feeling it will still be bad when it's all done.
I have long despised the Highway 6/90A intersection - the suburban sister of Westheimer/Post Oak. Nothing like sitting through three cycles of traffic lights.

Two big problems - Hwy 90 at Hwy 6 is completely torn up for construction and you're practically on the railroad tracks on the north side of New Territory. I think it's also pretty close to the Sugar Land Regional Airport, no idea if the flight plans are over that area though. There may be more to it that I don't know about.
I dont think West side of Hwy 99 is LOW-PRICED but it appears that way beacause the EAST side is WAY OVER PRICED due to
1) It kisses TELFAIR
2) Walker station Elementary
3) Close to Hwy 59
I tend to agree that the east side is over priced. How is the Brazos Bend elementary on the west side? It seems to be a close match to Walker Station on all the statistics. I have a 2yr daughter so this is an important factor to me. Thanks for all you guys replied to this thread.
