half of this problem is the fact that the kids and families tend to have more money so they can and will do this kind of stuff. the more they can afford the worse the problem is, trust me i went to a private school and it wasnt pot or rec. style drugs it was coke and herion and heavier stuff.

I have enjoyed reading your comments and thank you so much!! my wife and I moved to Houston 2yrs ago and are now looking for a new home. We have struggled with the same areas in which everyone on here have viewed. Come this Saturday we will be signing the builders agreement in Summerwood. I have had severall questions and concerns about the area and you seem to have done an excellent job of expressing your feelings and opinions. Now we just need to meet people and make friends! My wife would like to know where you believe the new Kroger will be going in?

We choose Summerwood for the same reason you did it just felt right from minute one. We were originally attracted to Eagle Springs but I was turned off but the extra commute times and the surrouding neighboorhoods (atascocita south, etc...) just becauce a new community sprouts up it does not mean that the area around it is any better. We love the lakes and the community activites (casino night, socials, etc...) that we are hearing about in Summerwood and cant wait. Summerwood is also closer to Lake Houston than the others so boating and water sports are closer. There are also two state parks in Summerwood, Alexander Dussen (boat launch large park and lots of playgrounds) and Dwight D Eisenhower both are right at the damn as welll as three community pools, weight rooms, 2 daycares, sidewalks, nature trails, etc......

Too all of you who see the "riff-Raf" I have news for you we live in one of the top five largest citys in the country and it is very close (6 hrs) to the border. You are going to have crime and gangs. I have seen more of the rough necks across beltway 8 from Fall Creek in that north belt area and off of and around wilson road. Very little of this will be zoned for the new high scool.

I work for Humble ISD and it is no different than any other school district in the country you have your good schools and your bad. Both FC and the Summerwood area ( on WLH near lake Heron subdivision) are to recieve a new elementary school and Summer wood will be recieving an onsite middle as well (by the Beltway 8 entrance) with the new high school just on the other side of beltway 8.

As far as resale values, Eagle Springs still has Alot of undeveloped land to be developed do not fool yourselves into thinking they are almost done. I have over the last six months of looking for a home seen more people move out of and bee forclosed upon in Eagle Springs than in Summerwood. The bulk of the forclouser problems in Summerwood are homes in the 500k and up range. They (Eagle Springs) two will be adding schools in the to be developed areas.(behind Caliterra Chase) Also the Neighboorhoods going in just north of Summerwood off WLH Prky are higher end similar style homes as Summerwood so it is my guess that this will stable our growth rates.

As with any newly developed area the demand must exisit before the retail exist especially in a down market. The construction on beltway 8 has begun on time and is slated to be completed in 2010-2011 this will increase commute times overall as speed limits are about 65 mph so this will take out the lights etc.. and with this it will bring about more residents and retail growth. I would love to see an outdoor mall go up on the other side of the beltway!

One last note the tax rates are high for summerwood currently 3.2 ish and the HOA fees are roughly 750 a year these two factors combined with the fact that a non-townhome in Summerwood starts around 108k will limit the "rif-Raff" plus loans are getting tougher to get again.

New Houstonian did you miss the fact that the dump is right behind those neighborhoods?? I would be afraid of homes holding their value as well as any contamination that could be in the soil or water around there. Anybody from that are ever asked if those two things have been tested? We loved some ofthe homes in Park Lakes but then had nightmares because of the dump. We have since taken that area off our list.

Well let me offer my .02, I am middle age white man with a High School diploma, North Shore High School to be exact. I now live in the Humble/Summerwood area in a $50,000 house and earn $200,000 a year. So this means I am "rif-raf". I have land in east Texas with cattle, 3 dear leases, a Scarab offshore boat, 2 bass boats and a farm near Texarkana. My sons attends private school with annual fees of over $7000. Any time we decide we want to take a vacation whether it be Galveston, Colorado or Jamaica, we take off. I have the ability to show my children every angle of life and all the opportunties there are out there. So, am I still "rif-raf"? I choose to live in an affordable house so I don't have to cut corners somewhere else or deprive my children of seeing the world. Am I still "rif-raf" So, if you want to live in a $3000,000 home, fine. That don't mean you are the perfect person/parent. Some of you folks have your priorities all mixed up. Good day!

My husband and I bought a home in Eagle Springs in Atascocita 2 years ago. We've enjoyed living in Eagle Springs so far. Our neighbors are great, and the schools are nice. We actually live behind Eagle Springs Elementary, which is a wonderful school. We had also considered moving to Kingwood or Summerwood ~ both are nice areas. I would stay away from Humble, New Caney, Huffman or Porter. Humble is dangerous (there are 3 different police officers who live on my street who work for the Humble Police Department - you wouldn't believe the stories they've told me.) I couldn't tell you how safe New Caney, Porter or Huffman are, but they aren't very attractive towns (they have many trailer parks and run-down homes.)

i have tattoos and am a minority, so idk what category i fit in...i'm educated, not rif raf i also live in summerwood..i guess i'm one of those dont judge a book by its cover people...tattoos have meaning and doesnt always mean your in a gang also this is a big city and theres "rif-raf" people who make alot of money..before summerwood i was in a lower class neigborhood now i'm in this beautiful community but im not hood or ghetto, just know..there are people that fit that description i guess your describing by rif raf and they get a good job or some kind of very good annual income and are able to move wherever they choose.... anyways welcome to summerwood its a great place to live...!

In general, Northeast Houston is pretty much an island of Kingwood middle/upper middle and the newer developments surrounded by East TX blue/no collar.

Same deal when you go up I-45 North or East of The Woodlands.

Adds to the character. Remember. You're in the woods.

From what they said, it was because there was "nothing else to do in Kingwood". I must've heard that from 6 different people.
