We lived there in the 80's. I still drive thru it from time to time.

It's well maintained, almost everyone keeps their house & yards up. Property values are decent. It's an oasis of niceness.

I love this neighborhood! We have many friends that live there. Very safe, active civic and mom's assocations. Overall - a really great area!

Overall, I like the neighborhood a lot.

Having just sold a small 1950's home in Oak Forest a little over a year ago, we were looking at some properties in SPP, mainly due to proximity and size. Price per square foot is very attractive, especially given the area. However, a lot of the homes in our price range were in dire need of updates, and the homes that were updated were far outside our budget. The neighborhood is quiet and safe, though driving east through the neighborhood and crossing Brinkman street suddenly changes quite a bit. Not unsafe by any means, but a sharp contrast in quality of housing. But that's Houston, right? Block by block... SPP has a great neighborhood association as well.

We ended up settling just north of 43rd in Candlelight on a culdesac, and are so far happy with the choice. For the size and (non-updated) PPSF, I think SPP (along with the much smaller Ella Lee Forest) can hold real deals in the Garden Oaks/Oak Forest area. For one reason or another homes in those areas appear (at least as of a year ago) to not be increasing in value as fast as GO/OF, but it's just a matter of time.

Durham is over 70% Hispanic, with the balance split between blacks & whites. So it doesn't really match the demographics of SPP. It is decently rated as an Elem school however, bouncing between Recognized and Exemplary.

Shepherd Park Plaza is a nice place. The Christmas light show really is awesome as stated earlier by westres1.
