We have a Home on a slope, Water found in crawlspace. I've gone through quite a few sites to get a ball park estimate to put a french drain in San Jose area. No info on that.
Does anyone know what's the per sq-ft rate to put in a french drain in SJ area. ~ 150 linear ft.
Water can happen in crawl spaces and it is usually, as you guessed, related to drainage issues. Or a plumbing leak. However, if it is a drainage issue you might be able to dry it out without having a french drain installed. Proper grading, clean gutters, extending downspouts, surface drainage and a good sump pump might do the trick, with less hassle, less mess and at lower cost.
Consider encapsulating the crawl space too, to protect it from humidity and improved energy efficiency as well.
Call b-dry, or one of the specialists, and if your landscapping is wrong, they will even prescribe or reccomend landscappers. My understanding of your soil, you need to find locals that can help, as is not uncommon , but can surley be fixed. sump are somtimes noisy, but might be your last resort, especially, if comming from under ground.
