rayray70.. You mentioned one coat of primer and only one top-coat of paint. Unless you're just painting the house to sell, I would recommend spot-priming and doing TWO coats of paint for maximum durability.

Spot-priming would be fine, unless the current paint is oil-based and very brittle. Then you probably should prime the entire surface before applying two coats of an acrylic-latex paint. If it's an old house with several layers of oil built-up, it may be best to repaint with oil again, as the latex could pull the old, brittle, oil-based paint off rather quickly. The fresh primer will act as a buffer between the old oil and the new paint..
