No different from building a custom home-
Land, money, designer/architect, general contractor, permits, etc; etc.
Did I mention money? A whole lot of money. The unfortunate side of your endevour is just because its small doesn't necessarily mean its cheaper. Unless you refer back to my previous post- but, even that wasn't dirt cheap!
