Lower Priced Subdivisions (Columbia, Greenville, Simpsonville: real estate, new home, landscaping)

I notice when I'm looking through all of the real estate listings, there are a few subdivisions in Simpsonville that have the most homes in the $125,000 and lower price range. Westwood, Standing Springs Estates, Dunwoody Oaks are 3 of them. Is it just because these are older homes (many have been completely renovated) or is there something else? I also notice they are smaller homes which, of course, plays a factor in determining price. I only want 1,100 or 1,200 s.f. anyway.

The only one I am farmilar with is Dunwoody Oaks. It is a very large neighborhood but some houses have 1 car garage and others 2. it is just a big assortment of homes. It is still a nice neighborhood and the elementary school is Bells Crossing. I used to live in Steeplchase across the street.

Thank you. The homes look very pretty with nice landscaping. I hope to make a trip to Columbia and Greenville very soon. There are brand new homes in some areas that are very inexpensive, but I get concerned and wonder about the quality. The builder for most of them is Tower Homes. They have a few 2007 homes in Simpsonville in this price range with 1/2 acres lots and a 2008 home in Traveler's Rest. Puzzling. I guess I need to see for myself!

Standing Springs Estates is a large subdivision in Simpsonville. They go to Greenbrier Elementary, Hillcrest Middle and Hillcrest High. The homes are small and close together. You likely won't have much land there. You have a choice of 1-car or 2-car garages but the driveways are short. There is no recreation area but I hear the trails are nice. You will still pay homeowners dues here even though you don't have a pool or tennis court. I think dues are just under $200/yr. You're close to Southside Park which has Discovery Island Water Park. Look up Greenville County Recreation District for info on the park. I don't think the community is much over 10 years old.
