Welcome to Texas.

If you move every 3 years, rent don't buy unless the company will cover all relocation costs including the cost of selling your home. The past few years we have had good appreciation, but seems like prices are stagnant now and could very well have minimal increases over the next 3 years. If you pay your own expenses I normally would calculate 8-10% buying and selling costs...so even if we get back to 3% appreciation a year in 3 years you just break even on the purchase. I would not expect 10-15%/year. Of course no one can tell you what if any appreciation will be.

Cities mentioned are probably your best bet....cities to the South....Burleson was the first one that came to mind.

I would not expect to sleep with windows open in Texas ever....we have plenty of dust. Tonight was 39F, so that's pretty chilly to have the windows open. In the summer it might stay 90F at night, so that's pretty hot for most people to have the windows open. While most houses probably have screens, I doubt very many people ever open them to allow in fresh air. While even in the worst parts of town I would generally not expect people to crawl through your windows at night, I would think most people would not think that is a wise thing to do safety wise. Not that locked windows or doors will keep people out that want to get in.
