Can anyone tell me about the Leisure Beach Canal Community in Hudson? Average age of residents, things to do... We are boaters and like to walk and bike, also like to hear live bands - we are looking for a Winter home on a canal - not too large ...... Average home price, deed restrictions, etc????? Thanks - any info would be great!!!

We just bought a home there on a canal and spent a week there. We are just starting to freshen the house up. So far, we really like it and folks seem very friendly. We will be in and out for the next 6 months and then will move in. Any information on area, etc would be great! Thanks

Welcome to the neighborhood, I live on fourth isle. Not sure what you are looking for as far as local info. Boating, restaurants etc. I check this group post very seldom but will try and check soon to see what it is you are looking for

Default Hudson

Don't know the Leisure Beach area, in Hudson but there is a great little place in Hudson Beach, Sam's Beach Rest. you can sit and watch the sunsets, OK food............have you checked on homeowners insurance for that area,
Pasco Cty along with Hernando Cty are the hardest hit with rate increases.
and in the past Hudson has been known to be hit with major water problems
west of US 19, in one storm back in 93 the water was up to 19 for days.

I live about 5 miles from Leisure Beach, Hudson. It is a nice little community, very neat and clean with cute Florida style homes. However before I move there I would check on homeowners Insurance as it is on the West side of 19 on the water and the insurance rates are crazy! My brother lives in Sea Pines just a few miles down the road from there and he is not on the water or canal and pays $8700 a year for a 900 sq foot home. There are little to no insurance companies writing policies on the West side of US 19, you can go with the State run Citizens Insurance or some surplus (non-regulated) companies which are very expensive. Also might want to check on property taxes as they too have skyrocketed in Pasco in the past few years.

Post growing up in leasure beach

i was reading your thread on leasure beach [where i grew up]. The storms can be rough and the area is prone to flodding but this is the price you have to pay to live on the water. I absolutely loved growing up there. Never a dull moment. there is so much wild life to explore living on the canals. We've swam with the dolphins, caught horse shoe crabs, gone midnight fishing for sea cats. In 1991 there was a storm that they called the no name storm because it came about over night without warning. This is the only bad storm I experienced in the 15 years that I lived in the area. I dont know about the logistics of the area or the cost of living I moved to alabama in 1997, but i do miss the salty sea air!!!

We purchased on 5th Isle and really like the area. We are looking for any places that have live musice (we tried a couple of places in Hudson Beach and down in New Port Richey) and had fun. We would like to put in a pool in late Fall - Can anyone suggest contractors or advise if concrete or cement is better? Also, we paid for an association fee - does anyone know if there are newsletters or anything - we haven't seen anything yet. Looking forward to heading back in a few days!!

Default flooding and Insurance

I see the posts about the flooding and the insurance and I can can that my insurance thru citizens/Fema/Private (three policies) runs about $4500. Fifth Isle is in a slightly higher wind zone. The flood in 93 was a fluke because it caused high winds for an extended period of time that stacked the tides, but Leisure Beach faired most better than alot of neighborhoods and there was never any flooding between 72-93 (72 is when it was constructed). I have lived their since 98 and have never seen it come over the seawall. As far as the newsletter, it is hand delivered so they cannot put it in the mailbox, so maybe it blew away. I can email you a copy if you would like. They may even have a option to email copies not sure.

BTW Had a manatee swim up to me and wanted to be petted at the little island the other day. Daughter was asleep and missed the whole thing.

Default Pools

Most inground pools are made of Marcite or Diamondbrite which is the better of the two. Average price anywhere from $13,000 and higher depending on what you want, special tile-coping, waterfalls, swimouts.

Most have screening around them..........I personally added extra insurance on mine......just in case some neighbor kids get any ideas to go swimming uninvited, liability insurance is not that expensive. If you have kids a great investment...........my kids now grown, still at home but no one has swam in pool in three yrs, but have it cleaned weekly an added expense. Thought of filling it with Koi fish and water lillies

If I had to do over, with no children at home I wouldn't have gotten a pool
too much work and hassle.
