Hmmmm Palm beach County does seem like a good location. The most I would want to spend on HOA fees is 300. Does the HOA fee cover any utilities? What would the monthly taxes be like in these areas?
plhalstead, is there such a thing as townhouses with ocean views in any of that area?

Thanks

Your HOA fees on a townhouse would include cable tv and the exterior building insurances. You would still need to buy interior content insurance but it is not that expensive and is not required. As far as ocean veiw.........any HOA fee near the ocean would be $800 and over. But there are some great areas that only take 10min or so to the ocean or PBI airport that are really nice and fees would be around $250. I know some great realtors (not me) if you need.

Utilities would not be included in your HOA fees and some dont even include the cable TV. You have to check specifically for each building. To give you an example im a Realtor in Orlando and you can find 1 bed 1 bath condo's here in a high rise in downtown for around $100,000. I know one listed at $89,900. However the HOA's are $309 per month. As a comparrison the building down the street HOA dues are $580 and futher down $650.

It all depends on the building and also what the foreclosure rate is, because if owners are not paying their dues then they will generally go up for those who are paying.

As was mentioned before make sure you go into this knowing as much as you can because there are a lot of costs involved in owning a property. You may not have a mortgage, but when you add HOA dues, Taxes, Utilities, insurance etc etc, even without a mortgage your outgoings could be around $1000.00 per month.

I hope this helps

Nick
