love the style of these two along with LOVE the yards and deck (love those kind of trees). but the homes lack either a large enough kitchen, a garage or a fireplace. A fireplace is a must.. no wood stoves only lol.. There are many styles we like and certain things that catch our eye. Rural and suburbia both have pros and cons. Depending on look and feel one is not really better than the other.

I think you need to look Black Hawk up on a map.

The "Golden" house is up Coal Creek Canyon. It would be a h*** of a commute in the winter, and a long drive any time of year.

LMAO... yeah I know, it is way out there and most likely very un-commutable ! Several were actually too far out. I just liked it and used that property as an example.. lol wish it was closer in, lol

This has got me stunned, as I am very surprised by the low price of that home in Arvada. That is a premium neighborhood. It is good location; the lots are large; it is close to parks and trails---all I have to say is WOW. I have been through that area, many times, and it is a great neighborhood.

Black Hawk, I would not live there. Rural areas in the mountains of Colorado take on a different idea vs. rural in many other places. The miles, from here to there, are multiplied because elevation and mountain roads makes travel much more difficult.

The home in Westminster is in a very fast growing new area of that suburbs with many new extensive shopping areas. The neighborhoods are good with new schools. I think it has some good appeal for many people who want newer homes in outlying suburbs. For me, it is just too far from the central metro core and consequently lacks good public transportation which I want for my lifestyle. In addition, these areas are not really walkable in terms of dense neighborhoods with easy access to shopping without a car. However, it is about choice, we all have different needs and desires.

Thanks for those comments. I would not live in Black Hawk either as it is just too far out, but found your comment on rural areas there taking on a different idea, lol....

The Arvada one sounded fantastic, shame we are not ready to jump, lol..

We also love the idea of city living and walkable environments, but depending on the style of the area you choose you have to give up space and privacy to a degree for those. We like detached single home settings and not sure we could adapt to townhome or condo attached settings in Walkable cities. So we are car dependent, lol

The one in Arvada sold yesterday for $200,000, it went under contract 3 days after it was listed in MLS.

yeah we are no where near ready to jump.. that was just research.. but how did it sell for more than it is listed for. The real estate market is still depress Nation wide including Colorado so no bidding wars can be going on, lol... which is just sheer madness, that is what done Florida IN! Thanks for the update. It was a cool house.

There was more demand than supply. Real Estate is local.

You might find that recently the market in Denver is not like the rest on the country. Almost the opposite of Florida. Under $200,000 there is less than a 3 month supply. Over $800 nearly 4 years!

There are a number of recent home buyers on the forum. They can give their first hand experience. A knowledgeable home buyer is the best kind.

coloradoproperties.com is also a good site. we've almost moved to the area 4 times and had the same challenges you are having. with one daughter in fort collins and one in durango, we will get there yet! at least with the current economy, this is an excellent time to buy there. but i agree that you should rent first. hwy 25 is a quick corridor running north south (as i'm sure you've seen), and though it's a straight shot, it is not a fun hwy to drive, because of the commuters. they are almost as adept at risk-taking as houston drivers! i hope you are experienced winter drivers and that you have front-wheel or four-wheel drive vehicles. i can't recommend thornton at all. but that is based on our daughter having an apartment there for 6 months. horrible place, but it could just be the specific area she was in. good luck! it's a beautiful, friendly state.
