in broomfield area, how much is the view of the mountain range worth? say, complete unobstructed vs. obstructed by roof tops?

It used to be "what ever a buyer and seller agreeded it was worth". Now it's that plus what ever valuation an appraiser wants to put on it. I suggest you call some appraisers and get some of their opinions. It's a real subjective issue that's going to depend on a combination of issues. It's worth more in a higher priced area than one where homes are lower priced. In other words, there is no single price that someone could quote.

Who is the buyer? What is the price range of the house? What other factors play into the equation?

Take a trip out to Spruce Meadows in Broomfield and see how much the lots are selling for at the back of the sub-division. Mountain views depending on where the lot is, are worth their weight in gold.
