Hello all! Thanks for everyone who contributes on here, it is a huge help!

Hoping to get some advice about new construction in Stapleton. My fiancee and I are considering purchasing a New Town Builders (central park row home) or a KB paired home... the location we are looking at is the same for both homes... basically directly west of central park blvd between 35th and MLK Jr. ave.

Just trying to get some advise on both builders and these homes... New town has the same units already being built east on MLK Jr. KB paired homes are new to the area.

We have toured both models and like each, but have heard not so good things about KB's reputation. But the models looked pretty good, and I would think that reputation can vary between each development.

For those of you familiar with either, which would you choose? Both are about the same price.

Also, can we expect any sort of negotiation on the sales price or options credit negotiation? Or because of the demand are we pretty much forced to offer full price with no credits for options, closing costs, etc?

I know you didn't ask for my advice, but I looked at the paired homes a few months ago and want to respond. In my opinion, you should take a look around at existing homes for sale in Stapleton before you buy/build a paired home (that is, if there are any existing homes available). The prices start in the low 200s, but by the time you add in all of the 'upgrades' that most of the models have, you can easily get to a $300K price, unless the prices have dropped within the last few months. You might be able to find an existing property that already has some of the upgrades, and save a bit of $. I looked at some of the paired homes near the dog park.

We just had a house on our block (in Stapleton) receive two offers within 24 hrs. of hitting the market. I think this is just a fluke, however. I don't see how the real estate market could be improving at this point.

Your real estate broker should be able to vet that out. A lot of negotiations for housing depends on the motivation of the seller. Is the house ready? Are the colors picked? Does it have other premiums?

No way to know until someone asks.

It seems that the market in stapleton is different from the rest of the country. High demand and not much supply besides new construction. I would guess it will stay this way for many years too as the construction continues and the neighborhood grows.

We are still very interested in both developments though, so if anyone has looked at or purchased a new town builders central park row home or kb homes builder paired home recently and can offer advice it would be greatly appreciated. Thanks!

It seems as though the whole HGTV Green House thing this year has created even more interest in Stapleton. Part of it was like a big infomercial on Stapleton shown in prime time on national TV. I've heard from a couple real estate agents that since that was on TV, they've been getting more people from out of state wanting to buy in Stapleton. Then there are also more and more people coming here for high paying jobs at the Anschutz campus, and Stapleton is really the only nice place to buy a house nearby, so as jobs increase there, we're seeing more medical professionals from out of state moving in.

Very true. My wife is actually going to grad school at the Anschutz Campus so that is why we are looking at Stapleton.

Although its really high demand, I think its still a good time to buy. Especially the location we are looking at (Central Park West), with the light rail going in over the next several years, and the town growing even more, I would think the home would appreciate very well.

Do you agree?

Now if I could just decide between the New Town Builders Row Home and a KB Paired Home...

Default KB HOMES (Builder) Reviews/Thoughts

We are seriously considering purchasing a KB Homes "paired home" in Stapleton. My only concern is the builder themselves.... I know KB has a pretty bad reputation nationwide, but I also know they are one of the top 5 builders in the nation (so of course they will have more negative reviews swirling because they have so many more homes). I was hoping to get some thoughts on local reviews.

My realtor owns a KB home in Stapleton as a rental, and said she has never had any issues with it. I have also heard from others who have KB homes that they haven't heard of any major negative issues either.

I would assume that all builders are held to a higher standard in Stapleton, and I know the quality can very greatly from one development to another.

I have had some tell me to ABSOLUTELY not even think about KB homes, and i've had some tell me its all exagerated, and many enjoy the homes without issue.

Anyone is Stapleton that owns a KB Built Home, or has neighbors with KB Homes and can offer some reviews/advice?

Default New Town Builder is the worst

I don't think that KB builders are as bad as new town builders.
I went with new town builders and it has been a disaster.
Anyone is better than new town builders.
