I need an honest assessment of this neighborhood. My wife is gushing over one of the two remaining model homes for sale and I'm extremely concerned about the long-term prospects for the neighborhood.

Right now everything is nice and shiny but the neighborhood has a handful of issues that could negatively impact house values:

1) The neighborhood abuts I-76
2) The area just west of the neighborhood along Havana is zoned I-1 to I-3 (light to heavy industrial)
3) As the area continues to fill in to the east of the neighborhood, traffic along Peoria and 112th is going to be an absolute nightmare

She wants to pull the trigger and my spidey sense is telling me to turn and run.

I was talked out of Commerce City by people on here and by looking at the school ratings when I was looking in Denver a few years back.

Horton doesn't have the greatest rep, either. I've seen some defects in Horton homes when we were searching in Denver(Pinery Glen development). Things like too much insulation bulging the exterior wall, poorly anchored bannisters on staircases, etc(homes built 5-10 years before I looked at them). Pricewise, they work for a starter type home, but long term the build quality seems to be significantly below those of other builders(such as Mission Viejo, for instance)

You probably already considered this, but I would hesitate if it's not convenient to work and the things you and your family like to do. I'm a bit concerned about the subdivisions that are far out on the fringe of the metro area and have little to no amenities near them, like Reunion and Murphy Creek in Aurora. If the cost of energy and price of gas continues to rise, for instance, who would want to buy those homes in the future, especially if they aren't near anything?

I'm not a rabid suburb hater by any means, but I would probably think twice about this area, too.

Where does Richmond and Village homes stand? I know KB is bad and I think Toll bros and shea homes are supposed to be good.

We had our realtor run comps for the general area and my suspicions were correct. The properties in the neighborhood have not held their value well. Resales are going for 10-15% less than new sales and there are a lot of bank-owned properties in the immediate area.

It's kinda sad because it's one of their models and it comes with a ton of upgrades. It's a beautiful house in a terrible location.

Pretty much every new house is going to raise location issues these days. The few nice areas like Highlands Ranch and Broomfield that have new homes are out of most shoppers price range.
