Any neighborhoods to recommend or any neighborhoods we should avoid between Downtown and DTC?
plan to buy a single house between downtown and DTC:
Built after 1990
2000 to 3000 sqft
budget below 420,000

Any suggestions would be appreciated.

That's very broad criteria.. There are dozens of great neighborhoods between Denver and DTC and frankly, few that I would say should be avoided. Though some are nicer than others, sure. The only thing that you might struggle with is the build date, since most houses in those neighborhoods will be 60's and 70's. Personally, I would recommend you check out the Southmoor / aka Hampden South area or around in Greenwood Village. DTC is in GV, so obviously you'd be further from the city, so it depends on your preference. There are plenty of big, beautiful houses w/in the price range you defined, but it could be tough to find something built after '90.

In Greenwood village there are some houses built in the 90's and 2000's. It's called I think it's called cherry creek vista, it's near Sundance Hills. some are in your range.

Almost everything between downtown and DTC (basically, it sounds like you're looking at Southeast Denver) is old neighborhoods, nothing newer than 1970's construction with only a few small pocket infill developments and some individually developed custom homes on lots where the original house was torn down ("scrapes"). Cherry Creek Country Club (Iliff & Yosemite) is almost brand new, but you'd have to double your budget. Right by Quebec & Florida there's a small neighborhood that appears to be newer, as well as one by Syracuse & Yale (a few blocks south of Yale, on the east side of the street) in an Arapahoe County island. There are also two small brand new developments under construction with only a few homes each being built by Richmond Homes (Sunset Village and the Villas at Cherry Hills), one by Hampden & Yosemite and one near Monaco & Happy Canyon.

Lowry might be a good choice for you, but you'd be barely squeaking in at the very top of your budget.

Isn't lowry a pollution area from the threads in this forum?

It's a former air force base. I don't know if the area (or part of the area?) is still considered to be contaminated or if it's been totally cleaned up-- you'd have to research that.

There are some pockets of homes in GV off Orchard Rd that may fit SOME of your needs, but you would likely have to sacrifice one criteria. Again that's much closer to DTC than downtown. Great area if you need good schools.

I agree with vegaspilgrim -- look for a "scrape" in one of the older Denver neighborhoods, like maybe Platt Park, DU area, University Hills, or one of the SE Denver neighborhoods. That's how you can get the location AND newer construction. Not sure about finding something that fits your budget though, since I've seen a few of them go for $500+.
