this entire situation would not have occurred if you had had a realtor to represent YOU when you went into this situation--realtors (good ones) are knowledgeable about the legal requirements of each parties' role--they know when and if you as a buyer are required to post any funds before closing---they know what your options are as a buyer and what the seller's obligations are...
you would not be posting these questions OR feeling intimidated by the people you are doing business with if you had been working with a realtor IMO--and I am not a realtor--and am not blind believer that all agents are top of their game--BUT there are good realtors out there and ones that care about the people they work with...

Why would you want to make payments on something that you can buy with cash and still have money left over to live on?

Oh my. I would seriously hit the eject button on this lender. NO ONE who is serious about doing business right now in the industry is charging an app. fee. And if it's an origination fee it should not be more than 1%, and it should be paid at closing out of the closing costs.

Please...please search around, check the website I gave you, and if they have violated ANY of the regulations...PLEASE report them to HUD and to the Texas Banking Commission.

Default Thank for all the input and helpful advice

I stuck to my guns and got what I want. I have my own choice of the homeowners' insurance and that problem is fully resolved. Thank you so much. Isn't all of this so stressful? Two hours after this was resovled, another monster problem appeared. Going to search the forum to see if this has been addressed next.
