umm hello. Did you even look at what you listed. You're telling me $196 - $270 per square foot is cheap or your definition of giving a house away???

Is this your definition of a crash in McKinney?

Is this your definition of a crash in McKinney?

It's called hyperbole. I said, "in comparison to surrounding cities." It's not a "crash" in any real sense of the term. It's just the stark contrast to where something similar would be in surrounding cities. The rate of appreciation has been drastically lower than Plano, Frisco, Allen, Prosper, Celina, and possibly even Melissa at this point.

As a future buyer I'll share with you what I see as the issues with each of these:

1st: All bedrooms upstairs. If I buy a 2-story house it has to have at least one large bedroom downstairs but it can't be the primary bedroom. Odd, I know.
2nd: Expensive for the size
3rd: Townhouse; need I say more; you can get a detached house for the same price
4th: Expensive for the size esp. considering HOA fee, it's expensive; lot is small (despite the listing calling it "huge") and an awkward shape, finishes are builder grade.
5th: Too small, finishes builder grade, HOA fee is high.
6th: Good size but bad layout for a 2 story unless you never want to hear your kids. No covered patio. Low-end finishes.

I guess I'm not seeing what you're seeing. Or maybe my mindset is stuck in 2019.

Everyone is in for a rude awakening with housing in DFW. Your decisions and judgements will cost you dearly over the next decade.

People were extremely choosy beggars before 2020 and have now been effectively priced out from even the bottom of their options / choices.

The folks who think the market will crash or give you a better deal in the future have no freaking clue how this economy or inflation works.

Congrats, you played yourself and now are locked in / priced out.

Plano varies a lot from one part to the other. If you want to be near new downtown (Legacy) or Willow Bend, it costs a fortune, old downtown or central is very affordable. I don't see that changing.

The bulk of Richardson is in Dallas county. Most people don't know that some of it is in CoCo.

Funny, most people I know from "Richardson Proper" dont even consider that 75082 portion to be part of the city. I know people who live in the 75082 area, and they are for all intents and purposes part of the Sachse/Murphy/Wylie sphere. They shop, eat and live over this side of town and rarely go over to the larger Richardson area.
