Irving is not a very nice place. Same deal with about 70% of Arlington.

What specific areas though. Arlington has over 300,000 people with a low crime rate overall. I doubt 70% of thr city is bad

East Plano - avoid.
However I like West Plano, lots of Asian kids in the schools and they have very good values.

But it's important to remember, anyone can live anywhere. There is crime and other sordid things going on in all areas of the city, at any given time.

Plano has a number of sketchy areas, and they're not all east of 75.

Everyplace has sketchy areas, and they're always relative.

DFW is so intertwined and fluid, no way of telling when one town ends and next one begins and non-residents are always in and out of every town. It’s just not possible for any place to not have some incidents. Metroplex is growing and there are no utopias with walls and border police.

You can't just make that blanket statement. Areas of East Plano near Los Rios are pretty good. In fact, the bulk of East Plano is just fine. Even the worst part of Plano (which isn't that bad) is getting having all the vacant land turned into new expense townhomes.

Look at any police crime map for the area, and drill down to look for violent crimes. That will give you answers. As a police friend told me, DFW is weird in that one area can be crime-free, and one block away, there could be some serious crime.

The estate district in Plano is on the east side of town - the largest properties land-wise located in the city limits.

Another thing about the Dallas metro area is that in Dallas, "old" = "bad." Dallas is an area in constant renewal--tearing down and rebuilding constantly. So if you ask people about "bad" areas of a town, they're likely to be talking about "old" areas of a town, or even only just "older" and not even considering whether the crime rate is actually any worse.
