I am moving to Dallas area in couple of months from Iowa. Enough of cold weather.

I have a family : wife and twins (6months old). Initially, when I did research I found that Frisco , Allen and Mckinney are preferred areas to live in North Dallas. My work place is in Plano. I want to live in an area , not more than 20-25 minutes from my workplace.

I have a budget of 450 k, but kind of houses in these areas I am getting are either old (more than 12 +) ,or in newer options , houses are built very close to each other.

Now, I saw few options in Wylie and Sachse.

I would like to get an opinion of people here - how these areas are for the living, schooling etc. I am getting an option in creekside estates (KHOVINIAN Builders) in wylie. Other option I have is woodbridge community (Megatel) in Sachse.

What do you guys suggest?

Where is Plano is your job? Unless it's on 75 and pretty close to 190, there's no way Wylie and Sasche are within 20 minutes drive time to Plano during rush hour. It's almost 11pm and the drive time from Wylie to downtown Plano (east of 75) is 20 minutes, 15 from Sasche.

My office is in West Plano Parkway.

You are correct , I saw google traffic and it says 25-40 minutes in morning between 6 and 9

Frisco , Mckinney is 40-60 minutes in rush hour

Being a Dallas native I used to think that Wylie and Sachse were incredibly far away -- that was before traffic. Now? No way I would do that commute daily! It is so congested coming from the east side to "mid" Plano. I personally have no issues with older homes so I would be looking for something in Plano near work. Perhaps a rental for 12 mo in Plano to get accustomed to the area? Lots of great areas in Plano near parks/creeks that have large lots that I would be looking at. Don't get fooled by weekend traffic when deciding travel times -- drive it during your actual work times and then decide.

Why Wylie and Sachse? When you can find new homes by same builders for less in Arlington or Denison.

Don't want to drive 40 miles+ everyday . Both these places are too far

I was just being sarcastic. I meant to say why make your life more difficult then it has to be. Your budget is good enough to get you a decent home within 15 minutes from your work. Go with that, save money and move to a better house when you can afford it.

I'd suggest you look in Plano itself. Lots were a little bit more generous 15 years ago so you will get more for your money.

12+ isn't that old for a house. I'll talk older construction and a much shorter commute 10x out 10.

MV you should explore the Allen area. It is a neighboring town to Plano that offers bigger lots and nice homes. There's several in your price range also. I'm familiar with this area so let me know if you have any questions.
