From what I have heard...they look grand from the outside, but really not very good on the inside. I thought they had a lot of litigation. I would do a search on some of the past posts.

I thought this was already discussed on here?

Yep, not a great builder and far from "grand". They have many issues. While the track builders may use the same types of subs to do the jobs it is usually the builders jobsite managers that insist on quality because it is handed down to them from the top to make sure their subs do the job right the first time. With builders that only look at quantity (how fast can we build x number of homes) the quality goes out the window, that's if you can even open the window.

Thumbs down Not much good to say about Grand

YES, WE HAVE HAD A TERRIBLE! EXPERIENCE WITH GRAND!
1. they do the bait and switch with there pricing.
2. their product is inferior to other builders
3. Their design center is horrible and they nickle and dime you on EVERYTHING!
4. they claim to be a "semi custom" builder NOT TRUE they are strictly TRACK!

I could go on and on about our horrible experience with grand. so I will leave at this. We started to build with grand, we quickly realized we were getting ripped off. It took us a long time to get our earnest deposit back.

As proof of there shady dealings, here is a real life example. In the marbella village in Mira Lagos there are two builders Grand and Paul Taylor. Out of all of the homes currently existing FIVE are in foreclosure, they are all Grand homes. Two are those foreclosures are because the home owners simply walked away from the house because of all of the structural issues.

You can do an internet search on grand and find numerous lawsuits, and other complaints about the craftmanship or lack thereof.

Yes we had a very bad experience in terms of pricing... they nicke & dime you and it costs 10K to 20K more than you originally bargain.... the quality is certainly not their strong point... Overall I had a horrible experience and cancelled my contract before starting the job.... guess what they did not pay the earnest money back.... I cancelled the contract even before the team meeting after my experience with the design center.

Most builders will not refund money because you want to personalize at higher than standard.

I would stay away! I don't bring my clients there and they will give me a bonus of $5000 for selling their homes! Not worth it, as I want happy clients!!!!!
