We lost over two months with Grand! They canceled our first contract after our home choice would not fit on the lot. We negotiated a second but was unable to get them to commit in writing...first the VP was sick, then in Mexico.... They were so disorganized that they lost our paperwork and failed to call back or follow up...working with Grand was like pulling teeth. Meanwhile they kept our earnest money for months and we finally had to threaten legal action to get it back. New to DFW, we first fell in love with the curb appeal and design, but they left such a bad taste in our mouths that we sought out resales. Not surprising homes only a few years old were reselling at bargain prices as they ALL had differential settlement / structural failure!!! And it's true they nickel and dime you to death at the Design Center...get EVERYTHING written into the contract with pricing before you sign and hire your own quality control oversight! If you dare to buy Grand resale, schedule a free structural quote if you see any cracking whatsoever! Realtors will tell you cracking and settlement is normal...with Grand Homes it certainly is.

Check out the 2009 JD powers survey, it's probably the best Grand has ever had and they are still at the bottom.

Sort by customer satisfaction.

There is a difference between normal and excessive, sounds like you have excessive. I've also seen this in many of their homes after a few years which is way beyond the norm and one reason I stay on the soapbox.

I live in a neighborhood with Paul Taylor homes and Grand Homes. We have a Paul Taylor home. We have lived here since early 2006.

I believe that Grand has some sort of lending issues. Specifically, I think they are selling these homes to people who can obviously not afford them. Our neighborhood is not even built completely out, and in just one month alone we had 5 foreclosures, 4 were Grand homes. Most of the other foreclosures are Grand also. This has dropped my property value down $40k in one year. Even though my house is still like new and I've made $20k in improvements.

Also, there are several houses that were bought (sight unseen) by people who live in California and are leasing them out to people for the same price as I'm paying for my mortgage.

Grand still uses alot of brass fixtures and mirrored doors on closets. They usually have very little crown molding or trim. They also call their "tandem" garage a 3 car garage. Yeah, right.

Actually Grand doesn't own their own mortgage company, so that part can't be blamed on them. Any buyer would have to use a third party lender and qualify just like you and I did. If you got foreclosures in the neighborhood, it's the homeowner's responsibility and circumstances not the builder. Well, unfortunately, many builders including Darling and Highland and Monterrey call a tandem garage a 3 car garage, if a 3rd car fits, it's a garage space. They are about to open over 10 new communities around the metroplex, they must be doing well...
