Hello guys,
Liked a house in Garland (Fire Wheel golf course) and consider making an offer. The house went on the market recently, no price drop yet. My strong card is the dead real estate season. What offer %wise would be appropriate to make?

Find out what other similar homes sold for in the area. Your sellers get the same info from their real estate agent and will use that data to determine what offers are acceptable. So you need the info, too. Its very local, so I do believe what worked for others in other areas of DFW won't be as good info.

Thanks Squirl. All I saw was how much the similar houses were listed for. How do I get the actual sale prices?

Get a realtor to tell you....did a realtor show you the house? The same realtor that will deliver your offer can get you comps.

I was about to say the same thing. Maybe a little slower but not a dead season.

There are so many price variables... days on market, seller motivation, priced to sell or a high list price, inventory, location.

Market is a bit slower due to weather/middle of school year/ holidays but there aren't too many listings in established markets so I'll negotiate but reasonably. Get comparative analysis to determine a fair base offer. Firewheel is a nice niche.

Thanks guys! We just sold a house in Chicago and our realtor warned us to be prepared to have any activity only after the holidays for the reasons mentioned above by GripeWater: school year, weather, holidays. We accepted the offer 5% off the asking price. When we were moving, everybody just whistled: wow! Dallas-Plano-...nice burbs, so much housing, such reasonable prices. The asking price of the house I like is over 10% greater than the Zillow estimated price
So, my strong card is not so strong after all? )
Agree with all of you- many variables are involved in the price.

Yes! You should absolutely negociate the price!
We fired our agent who was rude and just wanted us to buy anything in order to be done with it. We then found our house and told the owner to lower the price since we had no agent.
Market is slow... Never give the asking price! Agents can be really pushy, ours was a nightmare!

Zillow is a total waste of research in the Texas market because sales prices are not public information and zillow is a computer generated analysis tool that uses data to develop its projected values. When no public data is available, Zillow uses a regression analysis that weighs heavily on zip code plus tax appraisal district public data. Basically I am saying that Zillow is very much a bad choice to use as a decision or analysis tool in Texas.
