We are in our late 20s, don't have children yet (so no school concerns at this point), and are budgeting a maximum of 250k. Neither of us wants to live in a condo, so we know that eliminates most "desirable" areas in and immediately outside of the city. My significant other works in downtown Dallas, while I work in the medical district. We're open to more up and coming neighborhoods in the city and we don't have a problem with being further out either.

Any suggestions are appreciated!

There are quite a few great in-town neighborhoods for your budget. I'd get on a real estate search site and check the following zip codes.

75208 - if you can still find anything for $250k

75214 - University Terrace, some smaller/ less updated homes in Ridgewood Park, and Junius Heights are all in your budget.

75218 - Lochwood and Old Lake Highlands

The Haverford house is in 75214, a great zip - it's also in the Lakewood/Long/Woodrow school attendance zone. If you don't need schools, but like that area, try Ridgewood Terrace which is adjacent. This is east of Abrams between Trammel and up to Lover's Lane and little beyond. It has excellent access to Northwest Highway (Loop 12), Central Expressway, DART rail, North Park, SMU and White Rock Lake. The fabulous Central Market grocery is less than five minutes away.

Also the Katy Trail (jogging) is being expanded through there to the lake. Also you might check just north of Northwest Highway...

East of the lake is definitely up and coming - and it's just a little farther from downtown and the medical area than 75214, 75206 and 75223. Most of the homes in those zips have gotten pretty expensive.

You pretty much described what my situation is going to be in a couple years if all goes according to plan. Although with the way real estate prices are trending in Dallas, $250,000 may not go as far by then.

Does anyone have any strategies for speculating on areas that have a good shot of gentrifying, turning around, etc or have any resources for how one should try and make that determination?

With schools not being an immediate concern, I wouldn't mind my first house being one that I would really prioritize resale value on.
