I don't want to start a war but do want to know which one is more pricy and prestigious, 75019 or 75093?

This is as easy as 2+2=4. Just look at the current listings of properties $500,000 and above in both zip codes and you'll know.

Coppell's housing stock is more compareable to rest of the Plano, West Plano proper is definitely more pricey and prestigious.

I actually agree with West Plano, but this method is a little deceptive...West Plano is a hell of a lot bigger than Coppell.

This gives you a good idea and if you consider percentage of the luxury homes instead of number of properties than size doesn't matter. West Plano, specially 75093 is more affluent and has higher property values.

True. Run the same analysis with houses that are, say, sub-$200K, and you'd conclude that the neighborhoods have similar price ranges.

West Plano has more wealth and more luxury homes. Coppell is popular for its location, not for its wealth. Overall, it is a middle class area and homes below $300k are its biggest attraction and get more $/sq ft. Over $500k market is rather small.

I think that sells Coppell short by quite a bit. 1) Coppell is popular for its school system above all else. 2) I'd say their sweet spot is the $300K-$500K home - more upper -middle class than middle class. There's stuff available in Coppell up to the upper $000s. Not until the $1M+ point does west Plano have something Coppell doesn't.

Anyway, the decision between Coppell and Plano is almost always based on location, not housing stock.

Thank you for your replies. I did look at the listings and 75093 seems to have a huge percentage of luxury homes and schools are a notch above as well.

Today's MLS
75093 > 1 million =34
Whole Plano > 1 million = 50
75019 > 1million =0
Whole Coppell= 0
I hope that gave you some idea about where you can find more luxury housing stock and millionaire neighbors. If you need more of that then Highland Park it is. They have 77 on market as of today.
