Really? I thought there were rather nice looking rentals for 2500..even in PISD. I am not looking to rent our dream home. Just a nice place to get familiar with the DFW area and make sure we are ready to invest 500-600k on our dream house.

I think the rule of thumb for rentals is monthly rent is roughly 1% of the home value. So you are looking at $250k homes in Plano. With few rentals a look at the ones for sale in this price range will set your expectations in line with the market I believe.

Just poking around in 75093 I see quite a few in that range - 4br with study though.

If the OP has stellar credit, a very good professional job, and works through a realtor/property management company that manages privately owned homes for rent, then finding a good property is pretty easy.

Yes, rental prices have gone up, the the main thing to home owners is finding people who will pay on time and who will take care of things.

Hmm, the rentals I see in 75093 in that price range run about 2000 sq. ft., are well beyond 10 years old, and, although located in 75093, aren't really "in 75093" - certainly not in anything close to a master-planned community.

Johnhw2 nailed it - at that rental price, you're looking at $250K houses, which is exactly what I saw in those rental listings. Nothing wrong with those (my previous house was at that price point), but I get the vibe the OP won't be very satisfied with what $2500/month will actually get in this market.

For the OP: If you're focused on Plano ISD, look at rentals in the Russell Creek area - there should be some decent rentals in that price range or a bit higher. No master-planned paradise, but you can take advantage of the pond and trail system at the nearby city park.

I see some at 3000 sf.

Most of the stuff in 75093 was built in the 90s.

Most of Plano is not master planned communities.

Prestowood is master planned with Golf Course, Tennis, Swimming,Country Club, Fitness, Jogging Trails, Park, Play Ground, Shops at Willowbend, local shopping, Nature Reserve, school & Church at walking distance. I think Shoal Creek, Glen Eagles, Polo Estates, Cypress Point, Avignon, etc all are planned communities with several amenities. Communities around Tom Muhlenback Rec center have access to all top notch amenities as well. Only issue is that its expensive there.

Her "Wish List" is high for a $2500 budget. Yes you can get a decent rental in North / East Plano or Allen. Probably not in one of the higher end "Planned Master Communities" in south or west Plano.

Thanks again...I will look into the communities. I am not looking for my wishlist as a rental..sorry perhaps I should have been more clearer. My wishlist is a home for 2500 in a decent community. My wishlist is for our "buy home" which will occur a year from now. We just dont want to buy our wishlist and then realize that perhaps it wasnt the right move. I am sure my wishlist home as a rental would be at least 4000 per month..if not more.

Rent an apartment near Barksdale or Brinker Elementaries and you can start your house hunting in neighborhood then you can keep same schools. There are nice apartment complexes in the area with all the amenities and decent tenants. There are some nice ones near Parr Library and some across the street from Barksdale with three bed/2 bath & garage for around $1800 or so. Save money for house purchase.
