News on Bushnell Park development. Spinnaker Real Estate Partners has signed a purchase and sales agreement with the owners of 55 Elm St. and its parking, now leased by the state of Connecticut for the attorney general and other offices. The agreement also covers four adjacent parking lots seen as key to redeveloping the area that has come to be known as “Bushnell Park South."

That building is beautiful inside and out. It was built as the original headquarters of Connecticut General Insurance (now CIGNA). It’s location is excellent overlooking Bushnell Park. The area has a lot of great potential. Spinnaker is a good developer, responsible for a number of high quality developments in Fairfield and New Haven Counties. Their interest in Hartford shows the potential the city has. Great news. Jay

Great news, lots of projects coming together now for Hartford. A lot of apartments are coming online in downtown this year, if demand holds strong and the economy keeps up we might see a real development boom coming.

So if Hartford were to have a downtown supermarket, what would you all want most? A regional player like Stew Leonard's or Big Y? Maybe something that usually comes with food courts like a Mitsuwa or H Mart?

A food court isn't really necessary downtown, not that it wouldn't be welcome but that niche is filled. We need a "regular" store like a Big Y, Stop and Shop, etc. There is no way a Stew's would enter an urban market. Not a chance. Greenway Market is great and fills in the gap downtown, but selection is very small. Something roughly the size of a Trader Joes would be lovely, if not a full blown huge grocery store.

There's already a food court at State House Square. Most likely closes by 8pm though.

There's also a C-Town grocery store on Wethersfield Ave. and another one on Park St.

I doubt most people would visit C-town though, unless they were Spanish.

Hartford needs a Ben and Jerry's. You can always have your groceries delivered...but ice cream.......

To the worst of my knowledge, I believe Ben and Jerry's did have a store in downtown Hartford back in the 80's and into the early 90's. I may be wrong and if so, someone will correct me. To be honest now that Ben and Jerry no longer own the company, the ice cream ingredients seem to have changed and it is now a more ordinary ice cream than when it was originally developed and sold in our region. Much lower fat content I think which has affected the taste.

Funny you mentioned those stores. I'm going down to Jersey this Sunday just to do some shopping at Mitsuwa and H-Mart. I would expect those stores to thrive in the New Haven area.

I think Downtown Hartford for its size has most of the amenities already but the only thing holding back is the business hours. Most stores are not open after rush hour and the city feels dead. But I do expect businesses to be open for longer hours once these residences start filling up and attract more foot traffic. Which will attract more businesses. I am excited to see the change in downtown lifestyle.

I respect your question, but it’s a bit of a moot point until the downtown area can actually support a supermarket. While downtown is certainly on the right trajectory, I think it has a long way to go until a large and stable population makes a market other than Sav-A-Lot profitable.
