I have seen discussions in previous threads about Tarboro, Edenton, Williamston, etc. Ahoskie is in that category. Not good, IMO. Economically depressed, run down towns.

There's a reason the homes are cheaper... 30%+ below the poverty line and not getting much better. Greenville and Wilmington are considered the main desirable areas in ENC, and that isn't saying much believe me..

In a forum about affordable housing, one ENC professional told the crowd in Raleigh "All we got is affordable housing".

That's very true, unless a community in ENC has waterfront property. If you have 200K you can live in the nicest neighborhood in town.

Personally, I wouldn't completely discount the area, just understand you have to live in the nicest areas of town. But if you like the community, maybe have some ties, family, friends, whatever...then ENC can be a very good place to live. Most of the people you meet are very nice...many refer to them as "salt of the earth" types.

The development in ENC (with Greenville being the exception) is going on close to the water. The rest of the towns are gradually losing population. Many of them could be good towns, but they need to be "de-constructed" so to speak for the declining population. The problem is where do they get the money, because their tax base is also declining. I wouldn't buy into them as an investment, but rather just a place you want to live.

My suggestions for small towns with lower crime and affordable housing (and since you don't care about schools) would be Windsor, Hertford, Kenansville, or Murfreesboro...keep in mind that places that are county seats and/or with colleges are filled with more professionals.
