Hi,

I have decided to put my co-op for sale since we are planning to move to Jersey. I hope this is the right forum since I am the owner of the co-op, but if not, please move as appropriate.

Below are some details,

- 1 bedroom and 1 full bath
- Unit has been 90% renovated, including bathroom, oak hardwood floors, new appliances and granite countertops, marble tile bathroom, etc.
- Dining area large enough for a dining table and 6 chairs
- Second floor of a 2-store garden style development, gives it a house-like feel, inside of a beautiful courtyard with benches and grass area
- 2 parking spots INCLUDED with monthly maintenance. Plenty of street parking as well.
- Bus stop is half a block away, 15 minutes to Forest Hills for express trains into midtown. Express bus is in the same stop to midtown and 3rd Ave.

The only thing is I am not moving until next summer, so I will need to coordinate the sale with my move (so I don't become homeless!). However, I wanted to get an early start with the market the way it is.

Asking price - $170,000
Maintenance - $620 (est.)

When will you be moving? I am getting married in the summer and would like to buy a co-op in that area.

We are aiming for around the June/July timeframe, but are flexible.

I haven't had a chance to take pics of the place yet - hopefully get to it this weekend. Downtown is a little commute from the coop. I used to work in Tribeca (which is as down as you can go), and it would take me about 1hr door-to-door, but included about 10 minutes of walk time.
