It is definitely out of the box thinking.
I definitely trust that Herzog & DeMeuron know what they're doing!

The most luxurious modern buildings in Philadelphia are probably:

The Murano:
Residences

10 Rittenhouse:
10 Rittenhouse

1706 Rittenhouse:
1706 Rittenhouse Square Street

and the Residences at the Ritz-Carlton:
Luxury Condominium of The Residences at the Ritz-Carlton, Philadelphia - The Building

and of course, the Grove which is under construction, as KidPhilly listed

Trump Tower in Chicago looks like a mixture of the Sears Tower, and the Burj al-Khalifa.

Looks really good though and with unprecedented views!
The people who live in Trump are not sharing things like Gym, Pool, etc with Hotel guests, there are separate amenities for the residents. I believe they do share a lobby, but there are different elevators. Typically assessments are done a per sq ft basis.

The penthouse recently sold for $35,000,000
188 Minna Street
I find the interior design of that penthouse to be kinda blah and uninspiring, but with those views, who would ever know?

Yeah, the interior staging was quite shameful and unbecoming its 35 million dollar sale price-but at least it sold.

Im sure its being tastefully decorated as we speak.
