I am currently looking at a bungalow property zoned as a multi-unit but that is actually a SFH and which I don't think would have any legally rentable units because though there are two entrances/exits to the basement level and the attic level, only one of those entrances/exits leads outside. The other entrance/exit would lead into the owner's unit.

Does this sound right to anyone? This is my first time dealing with Chicago and I've done some research on the zoning system but I can't find clear guidelines about what legally constitutes a multi-unit building. I always assumed there was a requirement to two entrances/exists from each legal dwelling. Could anyone be so kind as to point me in the right direction with a link or some suggestions? It would be greatly appreciated!

The zoning is separate from having an structure that complies with code. The alternate egress might be something easy to address or perhaps there were changes made in the past that were done off permit.

In either case the VALUE of the home with a questionable status as to SFH or two unit is going to be determined by likelihood that you get the place up to code at minimal cost. Get an experienced real estate agent that has connections to attorneys and inspectors and even then move slowly -- folks new to "Chicago way" can lose shirt FAST...

Looking at the Chicago zoning map it looks like I am zoned B3. I don't see too much detail on the Chicago website on what this means.

It looks like I could start a shop or something if I wanted too with lots of parking. I wonder if there are other privileges? Could I have big parties with loud music? Get a liquor license and start a bar in my living room?
