Yes. The only part of Lake View that has large numbers of frat boys is roughly between Grace,Roscoe,Halsted, and Ashland.

Lincoln Square sounds perfect for you. Roscoe Village/West Lakeview too. Or even the greater North Center Community Area (which includes Roscoe Village).

Might be able to find something in Bucktown/Wicker Park.

Also, what the hell is wrong with living in a "yuppie" neighborhood? All it means is your neighbors are youngish with good jobs and are not that likely to rob your stuff while you are at work.

'Yuppie neighborhoods' also tend to be a bit bland for some peoples taste. Myself included.

Rogers Park is too far if 30 minutes is your desired commute time, Roscoe Village & Logan Square would fit the bill if you are a short walk to the train. I've found the blue line to be far more reliable than the brown line, all of the turns the brown line makes can really slow it down. Logan Square can be dicey in pockets (especially as you get further west), but if you're going to be within a few blocks of the train stop/Boulevards you should be ok.

a common misconception - burglars go to yuppie neighborhoods as everyone is at work during the day. check out the police department's databases, it can vary a lot from street to street.

I'm a daily Blue Line rider and I've noticed the slow zones are creeping back into the ride, especially from Damen to Clark/Lake and vice-versa. Any more, the rest of the line runs at about half-speed from Irving Park all the way in during off-peak hours, thanks in large part to crews crawling all over the tracks all the time. But the subway is slow even during rush our now too. I thought we were finally done with that crap. Most annoying is they refuse to acknowledge the new slow zones on their "Slow Zone map."

Lincoln square / North Center (Irving Pk and Lincoln) are great. You'll walk to the brown line, walk to the Jewell, walk to Wells Park, be close to great restaurants and interesting shops, take guitar class at Old Town School of Folk Music, ....ugh, you make me want to move back!!!!
