Hi everyone, Just for update, I found a full time job and am still going to school full time, and have bought a almost newly rehabbed condo in the city for 100k that is on the north side and about 15 blocks from the lake. I am very happy with how everything turned out.

Just to give you an idea of foreclosed rates in Skokie, my parent's neighbor's house in Skokie was bought at a foreclosed price of $230k last year. My parent's house is the exact same cookie cutter style and their house is appraised in the upper $400ks. 3br/2 full bath + garage. Roughly half of value was the foreclosed price a year ago. Good possibility you can get a better foreclosed deal now a year later...but under $140k in Skokie...eh don't know...

Rogers Park western boundary is 15 blocks from the lake, and that is only on the far north tip of it.

Is it important to be in the suburbs for any particular reason?

Your current debt may be problematic to bankers.

Chances are properties within close proximity of 90/94 will be less costly due to the white noise.

Something to consider: city property taxes may be less than some suburbs. For instance, Jeff Park is less than Skokie, quite near the expressway for commuting, on the Blue Line for O'Hare. Mayfair may also be an option. Also worth knowing, the farther removed you are from the city of Chicago, the higher the water bills.
